Most residents in Qatar choose to rent property during their time in the country. However, as the Qatari government continues to encourage foreign investment, especially as it prepares to host the 2022 FIFA World Cup, rules have become less strict when it comes to foreign property ownership in Qatar.
Under Qatari Law, residents and foreigner are able to purchase properties for sale in Qatar in certain areas of the country, for 99 years. This is also extendable for a further 99 years, and the property is transferable to their heirs. The owner of the property is automatically granted residency, which is also extended to their immediate family.
Some of the most popular areas where foreigners are able to purchase properties are the Pearl Qatar, Lusail and West Bay Lagoon. However, as Qatar is constantly adding real estate units to its portfolio, most transactions are done on off-plan properties, and are purchased directly from the developers. Keep in mind that if the buyer wants to sell the property before the completion of the development, it has to be sold through the original developer.
While the developer of the property can initially inform you whether the property is open for foreign ownership, it is best to verify that with the Doha Municipality or the Ministry of Justice’s real estate registration department. Once that is confirmed, the new owner must then head to the registration office for non-nationals, located in Al Sadd; the process is completed by The Ministry of Justice’s real estate registration department. Keep in mind that the buyer needs to put down 0.25% of the property’s value before the contract and purchase documents can be finalized.
